I just received a call from a seller today and she was concerned about her daughter losing her property and the property post to be going on auction on May 22 but she was letting me know that she wants to sell the property for what they owe.  Are there any solutions I can do to help her because I was going to wholesale it but if I can’t wholesale it,I just want to know how can I help her out in this situation?

I live in Columbus,OH I know if a property is on the market people say its not a good enough deal but sometimes i noticed properties that look distressed, than next thing you know its put up on the market. How do I go about making an offer and still be able to wholesale it with and agent ?

How would a formal cancellation of a contract look like ? I've let the seller know I wanted to back out due to inspection and he was fine with it but he wanted a formal cancelation today and I have no clue how that is about to look like. I looked up templates but they all about canceling with a broker or with it being in escrow and I don't even have it in escrow .?
@brainFaulkner you answered my question I've been paying cash and I know she's not gonna make it a mark off on her taxes I'll just do it the right way next year.
How would I show proof I've been renting a room out at my girlfriends house for office space can I just have her get them receipt papers from the office store and just write receipts like that. How would I do it if I'm in wrong path ? ?

Thank you @lakeem I will do that as well because I wanted to make it a win win but if I keep at the price I had it under contract for it will be a win-lose for me.

Roland Paicely I just got it in contract this morning. I do have clauses for it, it's contract is good upon buyers inspection I just feel like I might've ran the numbers wrong on the property and didn't have good enough comps I thought it was worth about 85k arv and it seems to be 65 after doing more research
