definitely like Franklinton, could see east Franklinton developing into a young/middle-upper class mixed use neighborhood (Boston Seaport) and west Franklinton developing to a township-style neighborhood in the long term (Columbus stacks in Ready Player One)

Still seeing normal 2-5% increases in tier 3/4 cities like Rochester, NY / Huntsville, AL / Charlottesville, VA. Tier 2 is prob tough for new investments right now with rent dropping and purchase price increases (i.e. Boston)

Think both Huntsville and Columbus are great. Having visited Memphis in the past year, I can't see the appeal (at least downtown, not sure about suburbs) of investing / living there. Maybe growth in ecommerce / Fedex

I like Huntsville b/c of the gov/defense contractors who may only be there for 1-3 years and hence high quality tenants. Also good school district in Madison

 What area of Franklinton did you invest in? I have a duplex and a single-family property there.

Participated as LP in Gravity II. Need to visit in person sometime to look at MFs

Just started in Columbus as well with an investment in Franklinton, seems like an up and coming neighborhood. Hoping to do a few more in other neighborhoods aftwr I learn more about the city. 

Thanks for these, looking at participating in the the Gravity II project, I saw it's next to a railroad junction, do people know how frequent these tracks are still being used / likely noise impact on residents there?

Hello Le,

I'm in Tehachapi resident currently, and honestly, you'll be hard pressed to find properties here. The single family market is going gangbusters and the competition is fierce. Mojave will have more reasonable prices, but you'll struggle to find quality tenants (I work in Mojave for reference). Lancaster is a more target rich environment, but the prices are higher (but so is the rent).

You may find some luck in California City, but I recommend you do a lot of work to screen tenants as Cal City has a notorious streak for having poor quality renters. We have a lot of military members in the area with the Air Force base, so you should be able to find a good tenant.
