I appreciate this alternative perspective @Zeona McIntyre! It's really hard to predict where regulation will go and it is indeed one of the risk factors for all investments. I am curious though, in hindsight, how does an investment in STR in Hawaii in 2012 would compare with other markets over this period of time despite all the regulation headwinds?

For Ko'olina, I love the Beach Villas (as well as the entire Ko'olina area) and if you are primarily looking for a very quality property for you and your family to use, I'd recommend it.  However, if cash flow is important to you, there are other properties on O'ahu that would make for a better investment and that your family might also enjoy.  Examples are Ilikai or Waikiki Beach in Waikiki, or Kuilima Estates in Turtle Bay.

If you are simply buying for a lifestyle investment, then you have much more leeway in what/where you might consider buying. But, regardless of the location, Hawaii always has been and always will be a popular, year-round tourist destination. If you get help and look in the right locations, you can make the numbers work and still enjoy the property with your family.

Very insightful @Mark Waite. Absolutely agree with that number needs to check for an investment. To me STR and hotel caters to different groups of travelers and so despite competition as long as the travel demand of Hawaii remains (as you pointed out is a robust assumption) I think both will continue to do well.

Hello Everyone! Happy new year!

I'm considering investing in STR in Hawaii to diversify my investment portfolio (mainly for capital appreciation) as well as it being a regular vacation place for my family. My personally favorite spot so far is Ko Olina but I'm open minded. I would love to get some advice on how to start and get introduced to experienced local agents who I can partner with. Any advice or introduction would be greatly appreciated!
