Hi, Tim, your number are very very helpful.  I assume your lot was raw that never had a house on before your new construction, right? thanks

People here think the margin is too thin for building  for sale.  Maybe because we are talking low end neighborhoods.  I listened to many BP podcasts, the guy doing this in Portland in middle and high end neighborhoods makes big profits.

Ryland, thanks for your inputs!  My research seems indicating that subdividing often costs more than $20, correct me if that is wrong because I do not know how much it costs to subdivide in Seattle and Tacoma.

I am a newbie who is looking to step into my first rental property.  Do the numbers of this property make sense?

My intention is to have it built and sell.  1700 sf new homes in the same zip code area sell for $240K.  Hiline charges about $130K, I get lot for $20k, I cannot figure out the utilities connection costs.  So my goal here is to collect detailed cost breakdowns, if the numbers are fine, I go ahead, if not, I give up.  My friend\'s friend has one built that costed much more than expected, but he says it is still cheaper than buying a new home.  This encourages me to do more home work here.

I am also interested in contracting with hiline homes, true built homes to have a house built on a lot parcel.  I did a lot googling about these builders.  Although they received a couple of very negative reviews, I was thinking they should be doing fine giving the fact that they have survived for 10* years.  Even Toyota cars have had some very negative reviews.

The big issues with those builders are that they do not get permits for you, you have to do it yourself, they do not have city utilities connected for you, you do yourself.  Therefore I cannot figure out how much extra money is needed besides the builder's construction charge.

Hi, I am researching the idea of buying a single lot in Tacoma urban area to have a house built by a custom builder such as HiLine Homes,  True Built Homes, Realty Homes.    I did a lot of research online, and knew those builders construct homes just meeting the code.  Their e building starts with the foundation, they do not prepare the land, do not connect utilities to city mains.

Questions:

(1)How is the idea? 

(2) Are those builders dependable?

(3) how much to have the city to connect utilities to the new home? (such cities charge a huge one-time facility improvement fee of 15K just for water connection to new construction).

(4) All of all, I wish to know if this is profitable to do single new construction for sale?
