I see that BP has a list of a couple dozen providers that can help me set up a solo IRA. Which are your favorites and why? Anyone not on the list that I should consider? What is a reasonable fee? Any questions you recommend asking or wish you had known to ask when setting up your own? Thanks in advance!

What David said above, plus 2 other thoughts.  

1. The cost of making the basement livable (legally) will likely exceed your estimates.  Finances aside, the cost to your health and safety if you don't do so legally is simply not worth it.  

2. Calculate the difference between what "cash flow to your liking" is and your other investment options.  NJ is a tough market right now, but if you want to live here, the lower cash flow may be worth it vs. paying rent.

Where in Northeast NJ?  Any particular towns?

I am a Realtor in Bergen County (Northern NJ).  Demand for $1M+ homes has softened, but "starter" homes (i.e. $400K-$900K) are still moving very quickly, especially if they're updated. Even when they're not updated, they sell very quickly when they're priced correctly. Emphasis on the last 2 words -- priced correctly. Even with inventory being as low as it is, buyers recognize when a home is overpriced for what it offers.
