Thanks Ned! I did decline. Appreciate your advice.

Thank you for all the replies. It sounds like it is not in my interest to accept a lease that long. I greatly appreciate the feedback and experience provided.

Hi BP family,

I have a group of med students who would like a long-term 4 yr lease. Has anyone had any experience with long-term leases? Are there any specific clauses I should add to my lease?

When to sign lease? They asked to hold the unit for a month (they meet all minimum qualifying requirements). I am collecting the Deposit to Hold right away, but not sure when to sign lease and collect first month's rent. The Deposit to Hold will transfer to Security Deposit once the lease is signed.

Thanks,

-L

To confirm, Royal Legal Solutions out of TX.

@Kevin J Boyer - I went with Royal Legal. They are out of state but exclusively work with real estate investors and helped me create a good structure for my business. Happy to answer questions if you want to message me.

Hi BP family,

Throwing up the bat signal - need some advice! I am new to Omaha and just starting to invest in rentals. I am looking to build my network of local experts and I am in search of recommendations for experienced Real Estate Attorneys and CPA's.

I am seeking legal advice on the safest and most beneficial way to structure my properties in the future. For example, do I create an LLC for each property or go the land trust route? I appreciate any and all guidance.

Thank you,

-L

Hi all,

I am also in search for a good local property management company for a 9 unit complex. Just wondering if the above suggestions would also work for this type of property or if they specialize in duplexes etc. Also, from what I have seen the standard rate is 6-7%?

Thank you for the guidance!
