We may have to sue a tenant that moved out for damages beyond the damage deposit. Can anyone recommend an attorney? We may also have to threaten to sue the HOA for being shady. We've already contacted Tschetter Sulzer. Thanks!

Thank you. I did some reading on it and it's best to disclose it. So I'm putting it in the lease with the lead paint clause. If you tell them and they sign the lease they can't come back later and make claims. People have been living in this building for 40 years. There are many old people that have survived. As long as it's not disturbed it's not a concern.

The lease I downloaded (I think from BiggerPockets) has a Lead-Based Paint (before 1978) clause. Is there a similar clause available for possible Asbestos in buildings of a certain era?

Thanks! I'll have to check what it costs to add meters and split the utilities. I talked to a property manager and they told me tenants in that area usually pay their own utilities. Right now they have an onsite manager that's cheaper. It appears there is also some value add in raising rents and even adding a couple of more units.

Thanks. Do you buy properties that aren't cash flowing? That sounds risky.
