I thought of making offers. But without seeing the inside condition of the property, how do I write an offer at what price/terms?

Hi BP investors, just cross my condo, there is a vacant unit about a year. I don't see anyone coming in and going out. The trees at the patio are so overgrown that they already reach the balcony of the second floor unit. I found the owners of the unit who are out of state. A month ago, I mailed them an inquiry letter, introducing myself, telling them the status of their unit here, and asking if they were interested in selling it to me. So far I haven't heard from them. What should I do now? Send another follow-up letter? Send them 1-2 offers in the letter? Is it worth pursuing? Any advice/suggestions would be greatly appreciated. Thanks in advance?

Such a great write up, very inspirational and educational! Congrats Jeff! In Las Vegas here, I saw a current duplex would sell for $220k - 250k. more expensive than some parts of the country. What I plan to do is to buy a 2-3 bedroom property, live in one, and rent out other rooms, a more simpler house hacking, to reach the same goal. The downside is that you don't have your privacy but it's more financially feasible when you don't have much money to start.

First tenant filed a police report and left by terminating the lease early. Second tenants installed a camera in their unit and recorded all the harassing evidence. They would just leave if the threat and harassment continue escalating. HOA are well aware of the situation but cannot do much. We have to decide what to do with the unit.

We purchased a condo past June, and rented it out in July. Within two months, the female tenant reported us the stalking and harassment from the guy of next door, and filed a police report. We terminated the lease. Then we rented it out second time to two guys, thinking that they might not have stalking/harassment issues like the previous one. After two months, the guys reported the similar thread and harassment by the next door neighbor, this time, even more escalating and frightening. By now We all know now this neighbor has mental problems. We wrote to HOA, but we were told that the guy's mother bought the unit for him, and that HOA could not do much with the owner-occupied. When HOA notified the guy about his HOA violations, he threatened he would sue HOA. Our tenants keep telling us how unsafe and uncomfortable they feel each day and may consider terminating the lease. Now we are struck and weighing on what we should do under these ciucumstances. If we terminate the lease second time, we know we cannot rent it out again as long as the guy lives next door. If we have to sell it, what do we have to disclose about our property in this situation?

Any advice or suggestions would be greatly appreciated. Thanks in advance!

Hi BP Landlords, 

We have a rental property where a tenant died last week. We received an autopsy report but it didn't indicate the cause of death. The family member told us the most likely cause was the illness the tenant had. Now we are in a process of moving out inspection with family members. We searched online about whether we need to disclose the death on the rental when we are ready to rent it out again to potential renters but have not got any definite answer yet. If anyone is a landlord in Nevada, please offer some input or related laws on this subject. We would truly appreciate. Thanks in advance!
