If you want to move from actively investing in real estate and defer the tax consequences, looking at DSTs is an excellent option. Your accountant might be interested in learning more about DSTs, too.  

Hi Jason,

Wondering what to do with equity is always a good problem to discuss. The biggest question is, what kind of real estate investor do you want to be moving forward: an active investor or a passive investor? 

If active, selling and using a 1031 to leverage into higher income-producing properties would be a great option. 

If passive, selling and using a 1031 to invest in DSTs would make sense. You should be able to more than replace the income you are currently receiving on your 4 properties. 

Of course this all comes down to where you as an investor and your overall goals.

I would suggest reviewing DSTs as an option for passive real estate ownership. You can use a 1031 and receive the tax deferral advantages to invest in individual DSTs. I would gladly send you a list of our current DST inventory and discuss your situation, goals, and what might make sense.

Thank you for contributing additional information regarding DSTs and 1031s. I especially appreciate your mention in the last paragraph that DSTs are a good option when you want less management headaches (passive investing). 


Also, as you mentioned, DSTs do have a shelf life. That's why it's important to understand each investor's goals and current investing strategies to determine what direction is the best overall fit.
