I have a seller in Denver that is ready to move forward, great right? Kinda, the properties numbers are more in line with a decent buy and hold however, my buyers list for buy and hold properties is dismal. The last thing I want to do is not deliver if I execute the contract. I have worked nearly a dozen deals with a partner in the past and this will be my first on my own. I'm debating let the seller walk or reach back out to my old partner. I'm looking for thoughts on whether to move forward and grind looking for a buyer over the next 2 weeks or simply walk away. I do not want to be the wholesaler that ties things up just to tie them up. Your collective thoughts appreciated. Thanks.

I have the opportunity to help out an old friend in moving his Estate property. However, I'm not sure if its a marketable deal. They want too much for a fix and flip however they are willing to sale it 30K-35K below market value. It needs minor work to begin renting out but the last thing I want to do is not deliver. I've never marketed a buy and hold and I don't want to come across incompetent to my buyers list.  The cap rate is around 7% and the appreciation is very strong.  I'm looking for an overall assessment of the numbers. 

Buy: $220K

Repairs: $5K

Rent: $1,800

Market Value: $250K
