Does anyone have any Philadelphia recommendations for a CPA? I canceled my membership with the lawyers that originally opened my LLCs because they are in Las Vegas and I didn't feel they were pro forming well I. E.  Felt uneducated and clueless. (Not that the membership included a CPA but it did include unlimited email and by appointment phone advice) I want someone I can meet with face to face with experience and patience enough to   Handle my situation.

@Jason Krick  I am emotional right now, I have to dig my self back out of a hole that all started with the gurus who sold me shiny objects that turned out not to exist. My trust in people degraded as my perfect for 10 years credit score went down and my never holding debt on a card or paying interest to a credit card company for 10 years when up and nearly bankrupted me over the past year.

I am torn between what I have learned in sales that you have to sell with a good (and true) story, being really unsure what is and what really is not out there in the realm of deals thanks to gurus, and being told you are supposed to demand what you want of life if you expect to get it. I try to be a well read, well balanced person but I feel like I end up torn between two extremes. One thing I am consistent with is I always manage to upset someone with my drive.

I put out my original post and was torn up for ridiculous expectations so I ranted about the gurus that I feel gave me a unrealistic view of real estate. I Tried to search for other information I needed, but since my last spin only received criticism I tried a different route with a different attitude. Sorry if it feels scattered but I am trying to interact and learn. I assumed part of that learning process is to shift your approach if you find it is not being relieved well. Edit what is not working, shift and keep aiming for your goal. Apparently I attempt to do all the above too quickly to peoples liking.

So I would like to ask you Jason if you were to have a check list of all the vital information needed for people here to help me, what would it include? Thanks for reading.

@Justin Fernandez thank you for the reading suggestions. A good book is always a great way to start in my opinion.

@Robert Leonard it is messy, I originally opened an LLC in Hawaii only to find out I could not purchase the Philadelphia property I ended up buying with that LLC so I had to open one in PA. So I have two. I am pretty sure one is taxed like an S corp and the other like a C corp. they set it up so that the Hawaii one is the official manager of the Pennsylvania one. I was supposed to loan all the money to the Hawaii one and have it loan that money to the Pennsylvania one but for time and know how I just loaned directly to the Pennsylvania one. @Way

@Wayne Brooks that is why I think I need to be reimbursed as I was under the impression that the LLC was a separate entity from my personal finances.

P.S. Since so much of the guru mantras have turned out to be untrue. I have to ask:

Does anyone know if anything the gurus teach is true?!

I can't count how many times I have heard that:

$-credit doesn't matter, it's the deal

$-no one checks your credit in this game

$-It's so easy to find lenders no matter your credit history

$-Hard money lenders care about the deal not your credit

What a load of bull. Since I have started all I hear about is my credit being unworthy (mostly from having invested in gurus programs) Even with $30,000 to put down on a deal all I hear about is my credit, and my current income being unworthy (also another one of those, that doesn't matter mantras touted by the gurus)

Then there is the no money down, low down payment cash flowing deals that I have yet to find.

My question is where are these almost or no money down cash flowing deals that your credit history or income level doesn't matter for? If someone knows where to learn about them please let me know where to look because I just can't seem to find them?

Thanks for reading.
