Post: Anyone have experience with Dryvit / synthetic stucco?

Hey Guys, 

 I was wondering if anyone has any experience purchasing a house with dryvit.  I know there were lawsuits and huge problems in the past with it.  I am currently looking at a house build in 1995 with dryvit.  It has been deeply discounted because it has been on the market for so long.  My real estate agent is like NEVER buy a house with dryvit.  But this house is up on stilts and the dryvit doesn't have contact with the ground, but she says that moisture wicking is still an issue around doors and windows.  Apparently the studs can be rotting/termites behind it and that happens frequently.  The house otherwise looks in good shape other than stained carpets.  Anyone have any insight? Is is best to steer clear of dryvit despite a good deal?  I think the house is probably about 25k less than what it would be without dryvit.  It has bad curb appeal anyway, as the house is a fair amount below street level because it's on a hill. Would be looking to rent it out and my thought would be to improve the interior and not mess with the exterior unless it became a problem in the future.  Anyone have thoughts on this?

Hi, I have a few SFR that I manage myself, but as things get hectic throughout the year I sometimes need help from a handyman to get small projects or repairs done to a house. Does anyone know of a good handyman that I could call on from time to time to help out with repairs or small improvements?

I guess I was just concerned that if my standards require favorable credit history, is it ok to not check this on everyone whose application I approve?

@Rick S.  Thanks, but over the years, what if you have many applicants that meet your criteria and live in your homes, and there are some who you have done credit and background checks on, and some who you never did a background check, but you let live in the house?

Is there a legal issue with picking and choosing when to do the credit check?

Do you guys run a credit and background check on every applicant?  I have several rental properties, and I am inclined to not run background or credit checks on students that are in professional graduate school (medical,dental, PA, optometry, etc) because I know the requirements of the school will not permit students with a criminal history, and they are funded by loans or parents and don't have much credit history anyway.   I could not request the report from the school, because it is typically not available to the student from what I understand.

I just wanted to see if it was illegal to have employed applicants do a credit/background check and not require that from certain students.

It's not that these people are applying at the same time for the same house, but I just wonder over time if I am opening myself to scrutiny if all of my files get looked at if there were ever an issue, and I don't have background checks on some but I have them for others.   Let me know what you think.
