I understand that this data will be highly variable, and it might not be possible to obtain it.  It would add granularity and intuition when looking at properties.  I am currently using a percentage of EG for these costs.  I do like your added categories classes for maintenance, service, and repairs.  Does the 30 to 40% operating costs include professional management?

I don't take it personally.  I'm asking these questions to learn.  This does add quite a bit of work to value a property using a DCF.  This is the only way that I know how to value an asset.  Seattle is a hot market, and comps can be misleading due to a bit of craziness.  This model is my guide for valuation, and it will be easy to update the numbers once the model is built.   I'm still new to this, so what do you look at when you analyze deals?  Does the 40 to 45 % for expenses include management fees and taxes?

Hi everyone,

This is my first post here, and I have read the forums some time.  I currently have two rentals, and I want to move into multi-family apartments in the Seattle area.    I am a data nerd, and I am looking for maintenance and operating costs for multi-family units.  Specifically, I am trying to build a bottoms up model for operating costs.  I want to model the expected, minimum, and maximum repair/maintenance costs that I can expect during the year.  To do this, I need a significant amount of data to build the models. Does anyone know of a data set that provides this information?
