Kenneth, I came across your 65 ways to get a list of motivated sellers, did you happen to post a list of motivated 'Buyers" for these houses under contract by wholesalers by chance? Not being sarcastic here, cuz this is great stuff!! I was tickled to see this list and the time you took to put this on the post. ;)

I had purchased this system for a pretty penny, but well worth it. I can connect you with the resource if you choose. I have started a linkenin group just for the Columbia SC area. You need to look us up and hook up. Have you joined the local Capitol Cities RE investor group? We meet every second Thursday of each month. Great opportunity to net work, hear speakers, share etc...

I have found by "doing" was the best teacher. I purchased a couple of systems that I wanted to focus on in RE. It is easy to get all caught up in all the different avenues of RE. Look at where you want to begin and stay focused there until you learn what not to do and what to do. I have found not all systems will teach every little detail. RE is a risk....I give myself roughly around a 30% investor discount, and I focus on REO properties and "subject to"...stay connected with your local RE club/organization and keep asking those questions....

My husband and I educate people in using their self directed IRA's and do use funds back by real estate. It is a great way to get a much higher and better return, working with investors who are savvy to utilizing these funds!
