I am about to close on my first flip and I'm not sure what kind of insurance I should have. A handyman is going to do the renovation work for me. Do I need some kind of insurance for my LLC ?

@Steven Hamilton II We created an LLC in 2016 but did mot make any investments. We are completing the 1065 and were unsure under principal business if we should use 531390 for other activities related to real estate or 531110 lessors of residential buildings.

I'm working on my first deal. I will be making an offer today in hopes that I can get the owner to finance. An appraisal hasn't been done, so what should I get the owner to sign if they agree?
