Troy Whitney I'm looking to buy my first investment property in Camden. I have done a lot of research in the area and the numbers make sense. I grew up in Camden, and have worked there for the past 5 years. I know a lot about the city, the residents, and those who operate the city and the direction they plan to take the place. It appears to be very promising.

Jamaal Thomas your post popped up in my alerts because of a keyword "Camden". I'm not a broker, but I am an investor in your area Camden County, just thought I would introduce myself.
Queen Sheba Owusu-Hassan thanks for the input. The area I am looking to tackle first is actually in NJ. If you know any contractors locally I would definitely like to connect. I am currently looking at a few turn keys as well.

Thanks everyone. So far so good. There is certainly a wealth of information available.

@Ned Carey I was just recently speaking to a friend who lives outside of Baltimore, and yes the property prices are comparable to my area in NJ. I appreciate your added advice, I have been looking at other rentals in the area and comparing. So far it appears no other owners have really did any major renovating. Most seem to have patched up here and there and painted. I even saw one house with a polished wood floor that had dark spots. The rent price in the area ranges between $850-$930 roughly.
