Hi everyone, 

I'm a new landlord in Raleigh North Carolina. I need a good plummer to look at an issue for one of my priorities. Does anyone have a good referral?

Thanks for the great advice everyone. We actually do have an online portal setup for our tenants. He refuses to use it because there's a $2 convenience fee. I told him from now on I will waive the convenience fee if he does it through the online portal. Obviously this is contingent upon him making good on July rent. Gave him til tomorrow to make good before I proceed to the next step. 

I am a newbie landlord with only 2 units to date. My new tenant in my second unit is now delinquent for the month of July.  I contacted him and he says he mailed his rent check  and it has already been deducted from his account.  I told him I have not received the check and if it was sent and cashed then it was cashed fraudulently. He is in the process of notifying his bank about the situation.  What is the best way to handle this? Not sure if I should say it's not my problem and he is now delinquent so he owes the late fee as well as the rent that needs to be paid immediately? Should wait to see if he's able to be reimbursed from his bank for a fraudulent transaction? Should I waive the late fee if it does turn out to be a legitimate claim to a fraudulent transaction? Any advice from seasoned landlords is appreciated.

Post: Proper security deposit amount

Hi everyone, 

I am about to list my very first investment property for rent. I'm curious as to the proper amount to charge for a security deposit. I was thinking 1 months rent, which is $850. Is that too much? Also, any thoughts on the best way to do pet deposit? I was considering doing no pets deposit but having an increased rent of $45 per month for pet owners. Is this a good idea?

Hi everyone, 

I'm a relatively new real estate investor, serious about finding good deals. I'm looking to connect with wholesalers in the Raleigh/Durham North Carolina area. As well as the surrounding areas. I have attended local real estate investor Meetups in my area. However due to my work schedule it is hard for me to attend these meetings on a regular basis. Ideally I would like to find wholesalers who send leads via email to potential investors. I'm interested in single family homes under 125k, as well as multi-family under 250k. Thanks for your help.

HI everyone, 

I'm new to Real Estate investing. I'm currently looking for my first investment. I've read a lot about people becoming wholesalers but have heard very few stories of investors finding great investments through a wholesaler. I'm currently using MLS searches, Zillo, and Craigslist. However I'm curious to know if connecting with wholesalers is a viable option for finding good deals? If so, can anyone refer a reliable wholesaler in the Raleigh North Carolina area?

Thanks to everyone for for the great advice. Unfortunately this deal did not go through but I am actively looking for another deal. I will explore the options suggested when the time comes.
