Thanks everyone for your responses. The matter has only gotten worse with damage also to the Mdf sub floor, but luckily the mdf was on top of plywood. So the entire kitchen needs to be ripped out cause it swelled to the middle of the kitchen. So now the plywood will be removed, treated and allowed to completely dry out and replace a couple of feet closest to the w/d connections .

I will create a document with pictures and copies of all receipts (labor and materials).

I will be glad when this mess is over. All this for 30-50 dollar set of hoses!

Hello. At my 2/1.5 duplex, have washer and dryer connections. The Tenants bought a used washer and dryer. Got a call from them at 9pm saying there is a leak and mold is growing behind the washer and dryer. I told them to not "disturb" the area, and to send me a pic to text to my handyman/GC. Never got a pic from them but walked into this:

[I almost had a heart attack!]

My GC (who is freakin awesome) came out and determined it was due to the washer machine hose and possibly the faucet valves was not fully turned on. Apparently they did not get new hoses when they got the washer.

[We think the left one is the culprit]

How to I handle the Tenant since I am not responsible for their appliances? I know this needs to be in writing, etc. But is there a letter or template out there I can use? It is stated in my lease that I am not responsible for damage cause by the Tenant's appliances, blah blah blah.

I am in Tennessee.

Dont shoot me, but I have owned a duplex(no mortgage) for the last 10 years and probably havent rented the vacant side 5 years. Long story, but I have def learned a lesson. Burned so many times I just didnt want to deal with it. Well, now I have no income and decided to go back to school. So guess what, I'm going to try to be a landlord again.

While doing research, I think I maybe interested in obtaining more property and managing it on my own.

Would love to find a mentor in the Nashville area for my first REAL rental.

I am in the process of trying to fix up the 2/1.5 duplex now with a limited income.

But I am so glad I found this forum! I should be studying, but this place is addictive. Looking forward to chatting with everyone.
