I have a brand new house for rental. 2200 sf, 3 bed, 2.5 bath, 2 car garage for $3250 monthly. One of the applications came thru zillow, income to rent is about 3.2, single source of income, 3 people, no pets, credit score 710 but they have $3900 monthly payment for other loans already. No criminal or eviction records. Would you consider accepting it? I haven't called the employer or the previous landlord yet. Any opinion will be greatly appreciated.

I buy lots with cash and build houses with construction loan. I pay for owner's title policy when purchasing a lot and pay for lender's title policy when getting a construction loan. When getting a construction loan, sometimes I pay for a full lender's title policy which costs a lot more and sometimes I pay for a binder policy which is a lot less. Does anybody know why it is not consistent, who decides on either a full lender's policy or a binder policy, and how I can make sure to get a binder policy going forward? Thanks in advance!

I am looking at a retail property with 6 tenants. It cash flows well currently but all tenants have less than 2 years of lease. What would be the best way, if any, to find out if they will renew or not?

Hello BP!

My name is D.Y. Lee from North Dallas (Allen), Texas. 

I am an architect (my full time job) and have been practicing architecture designing retail, multifamily, residential and healthcare for 15 plus years. Real estate has always been my interest and I am finally getting ready to take a step at it. 

I am interested in commercial multifamily buy and hold properties. My goal is to purchase my first multifamily property in the first part of 2016. I would like to connect with like-minded investors, brokers, lenders, PMs and any other people involved in the real estate industry. I look forward to taking on this new fun adventure!!
