I just have Maytag ones, and charge two dollars  a wash and two a dry

Up here coin op is a great option, usually 700-1200 a unit depending on quality. Meaning a washer and dryer could run you 1400-2400 depending. I have a three family with two washers and two dryers and pull about 4-500 out every 6 weeks. Pays the water bill and some.

I don’t believe they will since they are local, and, they have recently changed some of their terms due to the pandemic

Rates Are changing daily, so it’s really hard to say. You should be closer to that rate, again credit and product depending, without points.

No, doesn’t seem it! But need more info, a lot of this is credit and asset based

Loaded question, but, conventionally thru some sort credit union, local bank, or portfolio lender you can usually do 20% down, or 80% LTV. However, some people may allow lower but it would be a very rare product, and likely built more on relationship banking, or a track record of success. Other options are private money, which essentially are super flexible, but again likely a track record deal. best of luck

Add it into the rent of the other unit in the lease so its covered, but you will have to pay them if its a shared meter. The only other option is separating them, which could be relatively easy or - hard, depends on the property and how its all laid out. Hope that helps. Ultimately, if the numbers work they work.

Most multi family around here is snatched at a high price by owner occupant, or someone who has had luck the last few years with appreciation. Closer to the city more so then lowell, there are still deals to find up there but, they are getting slimmer. Are you using an agent? I have a handful of things that come across my desk before hitting the market, as im sure most agents do. Its our job to find you a product, on and off market. 

Additionally, If you arent going to do direct mail at a high level, you are competing with the folks who do, so Id get clear on what your target / end game is. Id love to chat with you if you want. I also work with some developers doing a ton of direct mail and have more deals then they can buy, so they usually give me a heads up. Like I said id love to connect if you want
