Hahaha @Ramsey Blankenship that made me laugh. I've found that making small adjustments is easier than drastic upheavals to my routine. Some of the suggestions of Tim Ferriss and Tony Robbins are great. You may also try incorporating them at other times of the day, if the mornings are too difficult. Also, there's a cool little book called "The morning sidekick journal" that is good for shaping a morning routine. I prefer the "panda planner" because it works better for me throughout the day, but both are good resources.
@Jenna Michael With FHA, you only have to live in it a year. After that, you can rent it out. I believe the credit score requirement is 620 and the standard down payment is 3.5%

Thank you @Robert R. I appreciate you re-focusing back to the original point. I'll definitely be researching it more. We just have to see where the cards fall once the politicians get done with it.

@Michael Biggs I apologize if you were offended. I assure you, my ignorance runs far deeper than this thread. I started to explain that I'm part Native American (my grandmother looks like Geronimo)...or how Trump's comment was inappropriate, of course. But I decided to handle it this way instead: I'm sorry you were offended. It was just a joke. I don't see any further explanation necessary. We're all adults and can just choose not to interact with people or read threads that are offensive to us.

@Phillip Lanier Contracts for deeds is another thing I need to research. I looked into it a little when researching lease options. The laws in Texas are crazy about that stuff.

I posted something about DF last night and was kind of wondering where that left regular homeowners that offer seller financing out of necessity to sell a house.
Is this a federal requirement or specific to Florida? And I'm guessing this is outside of DF...you still have to have underwriting for the two?
