Using a broker (tenant representation) when you're the buyer or tenant is free of charge to you because it is the seller or "landlord" that's pays the commission especially when there is a listing agent on it. They want nothing more than you to do it on your own because they get the entire split of the commission and their fiduciary responsibility is to their landlord only. Using an experienced broker is only going to help you :-)

Hey Michael,

Sites like Property Line and LoopNet are great to use to find available properties and what the asking rate is for the property and also who the listing broker is. As for finding a commercial broker I would look for any of the big companies: Cushman and Wakefield, CBRE, Newmark Grubb. I would strongly suggest not using a residential agent for Commercial and same goes for the using commercial for residential just because those are their specialties and although they are both real estate its completely different and you would be much better off.

Hey Everyone,

I just found out about the site a few days ago actually. Been listening to the Podcasts on my iphone. My name is Brendan Leake. I just started working with Cushman & Wakefield here in Las Vegas with an office team as their Research Coordinator for now working into being a broker on the team eventually. I have always been interested in Real Estate Investing and look forward to learning as much as I can from everyone here.
