Great thread! Since I live in Austin and I'm just getting started in investing this was so good to read :) That being said, I am still looking into SA, North or South Austin areas, or DFW - although I'm curious about Waco...I agree there's so many pros and cons at some point I'm just going to have to make a decision.

Thanks @Rob Lee and @John Morgan for your insights - more and more sounds like DFW is where it's at! Definitely open to investing there being that it's still in Texas :)

@Eric James yea, we've seen the property taxes are all around 3% in newer burbs outside of Austin...it was pretty shocking and it's what made us rethink even buying a home here, and just investing wherever it made most sense for cash flow - maybe Dallas or out of State...

@Johnny Wolff Wow that's incredible! Thanks for sharing! Yea I can see that, in the 5 years we've been here we've seen the Austin market only continue to explode - which is why we wanted to hurry and buy a home initially, it's gotten to a point where the 4br $650k home we found in SW Austin seemed like a "deal" >_<

@Jordan Moorhead thanks so much for the reply and advice, that's good to know! I saw you own many rentals in Louisville, KY but I can see how appreciation in Austin probably doesn't compare.

Because I plan to work part time once we have kids (hopefully 2ish yrs) we want to focus on cashflow to replace a bit of that income, you think that could still work within the Austin area?

Would love to get y'alls thoughts/opinions on what to do as a newbie investor in Texas...

Some background: We live/rent in Austin,TX. We have a nice place and are able to save $7,000/month after rent/expenses, debt free and have 55k saved. 

Originally we were planning to buy a home here in Austin, but as we started getting our finances in order, learning and more clearly defining our financial goals we realized investing vs. buying a $650k home seems like a much better route and very attainable right now. We definitely want to park our money somewhere with a goal to retire from our day job in 10yrs. 

What we're contemplating is...

- Still buying a home in Austin but one that is much less $300-$400k that would be more for appreciation/growth that would have a mortgage similar to what we pay in rent now. We like Easton Park out of all new affordable neighborhoods. However we may move out of Austin in 3-5 years so not sure if we should do that.

- Going the turnkey route, we've researched and heard good things about Norada and are set up to talk to them soon. Seems like a good fit for our busy day jobs, upcoming wedding and wanting to start a family soon..I wish housing hacking was an option but it's not for us in our 30's lol.


Sorry if this was long winded - would love some advice on what you would do in our situation.
