I'm looking for STR investors! I need a quick sale on my 5Bd/2.5Ba 2,369SF 1+acre STR property in Yucca Valley, CA. It sold within a week in September, but the buyers didn't perform, so it fell out of escrow. The appraisal they purchased came in at $585k and I have a copy of it. I've also fixed the minor repairs their inspection report found. I'm more than willing to negotiate the price and the furnishings. It's currently on MLS at $565k: 7445 Joshua View Dr. in Yucca Valley CA 92284. The area is great for STRs since it's close to Joshua Tree and Palm Springs and there are a lot of people in LA and San Diego that come up for weekends. I even had a request to book it for a full month in February to a couple wanting to work remotely; however, since I'm selling it, I didn't want to be locked into that. The STR permit is actually transferrable, which is hard to find and no other town in that area allows that. I'm friends with the mayor and others on the town council and next month they're going to allow properties over an acre for special events such as weddings. As an STR the potential earnings are great. I had it off the market during that escrow period and in November put it back on Airbnb and it's been fully booked since Thanksgiving. The property itself has everything from a saltwater pool, spa, volleyball court and more and the guests absolutely love staying there. I also have a wonderful reasonably priced team (cleaner, pool/spa, gardener) already in place so no agency to manage it is even needed, which is great since they take 20+% on the earnings. Any ideas on where to find investors so I can sell it ASAP??

Thanks, Michael! 

My daughters and I (they invested with me) have decided to manage it ourselves. We believe that'll give us more flexibility to do some things we wanted but the manager was "too big" to cater to our requests. I've been setting up various sites and purchased lodgify, which I really hope works well. I have some cleaners that I'm interviewing and I already have a good handyman that's been in place.

We have an amazing property in Yucca Valley that's on Airbnb and VRBO but we're finding that our current agency isn't a good fit for us. What's the best way to find a co-host - any references? We're thinking of possibly managing it ourselves but really don't want to deal with scheduling the cleaners (or finding them.) Thoughts on how best to set it up easily and without headaches if we do go it alone?
