I would probably be hiring out the repairs. I don't have the skill set to do them myself (maybe someday!). Thanks for alerting me to the difficulties of finding a contractor. I'll check into that book.

Hi all,

I've been doing a lot of research about house flipping and using hard money loans to finance the venture. Can anyone give me a brief description of a flip they funded with hard money? (Including details such as the interest rate and the sorts of repairs you did to the house and how much those cost?)

I'm just trying to get a feel for this sort of deal.

Hi all,

I've been reading about tax liens and short sales. An article suggested that this was a good way to obtain property at a low price. However, most of the articles I'm finding are giving me a bit too much info, as I'm just trying to get the basics down before delving deeper. Can explain exactly what a tax lien and a short sale is, and how they relate to reach other? How is the process of buying a property under these circumstances different than just purchasing a regular property? Also, would anyone recommend this as a good place to get started in real estate (low capital to start?) or would this be a nightmare of a starting point? 

I'd appreciate any feed back! I'm new to real estate and the jargon, so any info is welcome!

Hi everyone,

My name is Leah Cooper and I am brand new to real estate. I'm trying to pinpoint exactly what my first steps should be, and in my search I came across Bigger Pockets. I'd like to begin growing my business little by little as time and capital allow. Eventually, I'd like to be able to live comfortably (and then some) off of my profits. 

Does anyone have any tips for what my first investments should be? I'm most interested in land-lording at the moment because I feel that requires the least capital - or am I wrong about that? Any helpful insights will be much appreciated!
