I have a seller who has an acre for sale in Winston Salem. He wants 20-25k and will seller finance, principle only, with a 5 year balloon.

Curious if anyone has experience wholesaling, flipping, or developing land in this area.

Run your numbers conservatively and make sure it would cash flow/break even as a LTR if you had to keep it!

Hey BP,

I am doing a round of marketing outside of my phone's area code. I want the call to action to be a phone appointment, but want the area code to match the market. Do any of you all use call forwarding, Google voice, or the like to remedy this problem? If so, which do you use and why?
