It's not so much about the content of the report. I want a place where I can play around with the data. I guess if they send me csv format instead of pdf, that would make the importing into my own spreadsheet easier.

Hi all,

I currently own 5 rental properties in a different state, so I hire property manager to take care of them. Every month I would get the appfolio owner statement in pdf. I would then have to enter them by hand into an excel spreadsheet so I can track the income and expense, and do some projections.

Entering by hand is really a pain in the neck. I've searched around, and all I can find is just property management softwares, which isn't what I need.

What do you guys use?

Hi all,

I am finally looking to take the plunge in getting a rental property down in St. Cloud FL. The problem is finding a good property management firm to take care of it, since I live in NY.
Searching for one online is really useless. I even paid for Angie's list and didn't get anything useful. I really wish there would be a site like amazon.com but for property managers. sigh.....
Really in need of some recommendation. 

I hope I am not violating any forum rule here. This is truly a genuine request for help.
One of my realtor recommended DeNike Realty and Property Management. Has anyone worked with them?

I am a newbie looking at Orlando. Then in some of my previous threads, lots of people mentioned Tampa and Jacksonville.

So I figured, wth, I'll just take a look. And Wow! Huge, newer houses for super cheap. I couldn't even wrap my head around that. Granted, a lot of the school ratings seem to be abysmal. But some were acceptable.

Obviously, something's causing their markets to get like that. Can some of the pros here shed some light?

What would be a good strategy to invest in these two places? Cash flow or flip?

Honestly, for a newbie that has limited budget ($150k), and wants to make the most bang for the buck, these properties look very tempting. (on paper at least)

One of the realtors recommended St Cloud, due to its low property tax, and cdd. 

What's your guys' thoughts on St Cloud?
