Thank you for responding. Yes. I am open to remote services.  I agree with what you are saying. Furthermore, 'seems like the limited sampling of firms I found and contacted locally are not as astute in the RE regard. 'Granted they don't fully advertise that they are investors, or have an RE investor component to their skillset.  I'm not dismissing them at all.  'Just not clear.  You are right!  There are several of you who respond to our inquiries on the regular here in the BP forum(s). I'm thankful for that!  Sure others are too.  'Appreciate your suggestion.

 Thanks, @Greg O'Brien.  I've "Google'd" places that have the words, "tax", and "CPA", in the name locally. 'Gonna call'em starting Monday.

Likely many of your questions should be answered at the drop of a hat by the accountants here on BP as we all live and breathe real estate taxation, or it is something they can get you an exact answer rapidly if it truly is on the messier side.

Thank you for responding. Thanks for the information. I did not know certified accountants could "practice" in different states.  I've been reading that in the posts here since I joined last month. I do prefer the face to face interaction, but I can get on a plane if I find an accountant that helps me meet my goals and interests. I'll continue to research CPAs in this forum.

You are so right! Thank you for that. I've read his 2012 book on running companies.  That's why I need my team and strategy put together before I go further. I understand mistakes WILL be made, but I want to avoid the obvious.  I have many questions that may challenge the most astute of CPAs/tax advisors.  My wife always said I over analyze things (LOL)

Hey, Team BP.

I’m a Newbie to RE investing in Georgetown, Texas. Not one (1) deal closed to date. I’m currently working on how much funding I’ll qualify for; and I have some investor properties identified. I got help through BP on both of those parts of a deal. I am seeking the services of an investor minded tax advisor to help me with my strategies. ‘Anyone available to talk to me in the local Austin/Greater Austin area? If not, I’m open to those out there I can work with who can provide services from another state. Thank you.

The deal. Obviously you need money to make money. However if you jump in a deal, our human instincts will only tell us how far we would go to get it. Even if you don’t have money, then you will realize you want to act fast to get a fast loan, find investors, ask family members. The right people will help out, and those people you will want to be a man of your word and fulfill the return. Only time will tell after being organized and budgeting, that you handling someone else’s cash or your cash, and then you will tell it where to go, until you get off in a rhythm, and don’t need loans from anyone and you will use your own money.

You present the moral and ethical sides of the process, which I think about often.  Of course people can litigate to recoup their interests, but once you cross people your reputation will be damaged and no one will want to do business with you.  Well said.

It appears your comments may apply to what I'm initially trying to accomplish, which is house hacking my first investment property - a 2-4 unit property with garage in A/B/C+ market. I can possibly partner with a private lender and equity share ownership with them. Thanks for the comment!

Thank you for the quick replies. I see your respective points. I would definitely take these approaches when I move into multifamily/commercial investments. I see that I must have some “skin in the game.”  I definitely want to partner and use OPM. So, I will need to build up my credibility with investors, lenders, and HMLs. You’re right. I can see people saying, “Who the heck is this unknown/unproven guy…?” This is where I need to know how to analyze, identify, package, and bring value added deals to the table. Thank you both for the education!
