Thank you everyone for responding.

Bill, Thank you, that was the information I was needing to move forward. Initially my thought was to somehow write up the contract so that the timber proceeds went into a trust account or something that the lender was actually in control of since all the profit is going straight to the loan!

I'm not sure. I don't know much about that. My basis for the question is that where we live (the place we are trying to buy), there is enough timber on it to either pay for the whole property or come extremely close to paying for the whole property. I'm just wondering if a private lender would look that when making a decision.

Hello. My husband and I are happy to be here and jump in with both feet! We have one 4 unit complex on 5 Acres and we are ready to expand across the US.
