Hey Ankita! I am a local to Rome and Floyd County, and I have personally seen a lot of growth in the real estate investment market. There has been an influx of investors from out of town (ex: Atlanta) who have been purchasing properties to repair and flip, or hold on to and rent. The rental rates here have certainly increased greatly. I have also noticed many home buyers purchasing move-in ready homes to live in Rome but commute to their jobs in areas like Marietta, Kennesaw, etc. since the cost of living is lower here than in those areas. This has allowed investors to be able to sell their flips once completed; but the number of houses being sold is starting to slow down. Rome and Cartersville both are experiencing a lot of growth! I work with many of the investors/landlords here in Rome, and we have sold several properties to out of town investors, especially from Atlanta. There's several good property management companies here as well, which helps make it easier if you live out of town and want to have rental properties in Rome.

Hey Jeff!

Yes that can be a common stipulation in Rome unfortunately. Most of the time when that is stated, the subject properties have tenants occupying them. There is a lot of investment interest in Rome, and sellers have a difficult time coordinating showing appointments with tenants’ schedules so they choose to show the properties only after a binding contract. This can definitely narrow down the amount of offers on these properties, since understandably most buyers want to know what a house looks like inside before making an offer. I recommend requesting a longer due diligence period if you are a buyer, that way there is plenty of time to coordinate schedules and view the property during due diligence. I also ask the listing agent if they can send more photos to view before making an offer.

I recently spoke to a local real estate agency and they said their property management company is booming but they need more listing. The housing availability is super scarce here, according to them. I believe that the homes that are available are rehabs and not turnkey. In nearly every neighborhood I see rehabs going on. Do be aware that many homes are 2/1 or 3/1 at best. 

On another note, Rome is growing more and more. Definitely a great town to plant an Investment flag. 

 Absolutely agree! I currently live in Rome, and have met so many people who have moved from Atlanta/Marietta/Kennesaw area because the housing is significantly cheaper in Rome than those locations. But there is just not enough housing here for the amount of people, and so monthly rent has increased significantly for tenants due to the high demand and lack of supply.

 Hey Jessica,

I am a native to Rome, GA and specialize in working with investors around the area. I personally know many landlords in the community, and have helped them to sell their rental properties to investors, both on and off-market. Flips can also be found here if you look hard enough, but rental properties are in high demand as there is not enough housing for the number of people living here. Because of this, monthly rent has increased dramatically and so has cash flow. Let me know if you're looking for investment properties in the area, and I'd be happy to give you the contact info of the contractors that I recommend and trust 😊

Hey Everyone! I am an agent in North West Georgia, and have found my niche working with investors right outside of the Atlanta area (Rome, Cartersville, etc). I help my buyers purchase all types of properties, but I especially enjoy going into distressed properties that have so much potential. Since I have made friends with many investors and landlords in my area, this has helped me to sell off market deals to my clients.
