I am determined to start up my real estate investing business. I just want to put together a strong team and build my buyers list. I find deals but have trouble looking for cash buyers need some help! What can i do to build a good buyers list?

Is reaching out to real estate agents for investors a bad idea? I reach out to Real estate agents when i have deals to get there investors. Is that a good or bad thing? I'm looking for advice before i make a wrong decision help please!

I need help with some investing advice. I have good leads just can't find the right buyers and no Hard money to fix and flip properties can anyone help me. I am  in need of some help to put me in the right direction!

Thank you. I appreciate the feed back it may be a deal i just might have to pass up unless it can become a rental. I have to find the right cash buyer if i did make a offer going in at 15k to make it worth it

If you have a property that is a 2BR, 1 BATH with finishing the basement to make it a 3br. Owner asking price 35,680 but 10,000 will get you the keys and 6% interest only payments of $173/mo with a balloon payment of 34,610 due in three years. It does need 15,000 in rehab work. ARV 62,000 with seller financing in place.But it has great cashflow potential. Would it be worth putting an offer on?

I am freshly new wholesaling. How do you get a cash buyer in your area? Do you want the offer to be lower than the ARV? So both parties can be happy with the deal and you get your wholesale fee? Looking for some advice thanks.

Thank you Jonathan I really appreciate all your helpful information. I know that wholesaling is what i like to start out with then work my way to rehab and flipping houses. My biggest concern is finding the right properties the investors would be interested in that will make a profit for them and me too. I have been doing tons of research studying new things and reached out to many  realtors because i am a home inspector also. I found a good real estate agent that is really good at his job and he too is a real estate investor so I'm going to keep my head up and press on until my first deal comes through then i will feel good knowing i can do this! Thanks again.
