Hello BP Family,

I am starting a new construction single family project in Cape Coral FL. I am trying to see of it would be better to get a GC or manage the project myself. This is my first new construction project.

My dilemma is trying to keep my cost over sqft low, since I am using hard money to fund the deal.

New construction I'm the area is going for about 200k for 1500 sqft house. I need to stay around 80-90 dollars per sqft to make the deal make since.

Would it be cheaper to manage the project or should I get a GC?
