Hello everyone I’m Patrick and there is a auction coming up this summer for a rv park that is beyond run down about 20 spaces that have pre 90s rvs on them grass is two feet tall gravel road is almost impassable I mean it basically looks like a trailer scrapyard but it is directly next to hwy 35 just off a exit south of dallas anyway I thought since the rv park was so run down people may only value it for land and I could add value to the park by evicting the tenants and rehabbing the park I’m aware of the costs involved in such a task I’m a contractor in the area Never bought at auction though inexperienced in that regard if anyone has input or advice I’d love to hear it thanks

Well I’m in construction so I can do some work my self such as grading leveling asphalt pavement should save me alotta cost 

hello everyone im considering building a rv or mh park along the chislom trail parkway south of fort worth texas near joshua texas its a rural area there is 5 acres of land just off a exit on the toll road but i was concerned that a toll road might actually be a negative factor any insight is greatly welcomed thanks patrick breecher

@bill f. Not sure on the septic they claim the vacant land is worth 100k on its own but discounted it not sure on septic will call tomorrow park is managed by owner who is off site not sure on house comp but they value it at 80k

Hello my name is Patrick I'm looking at a rv park with 27 spaces 1 home with roughly 1000sq and comes with leased rv Rv park sits on 5 acres with 2 and half undeveloped land could be expanded for more spots or storage land Has laundry room 3 washers and dryers small storage cage on property as well Rv spots rent for 375 a month House rents for 900 Laundry brings in 100 a month They advertise 90% occupancy on spots and I've drove by few times over the years does seem to have most spaces taken Looked at the profit and loss for 2016 brought in 95k expenses were 43k profit of 51k Rv park located mike up the road added 30 new spaces this year not sure if that's good or bad Just want some help analyzing this deal and what info I haven't checked into yet thank you They're asking 680k Located in Azle tx

@Thomas S. I wouldn't buy something that couldn't pay its mortgage plus bills and then a little left over just saying 30 yr loans with cash flows of 400 or 500 aren't a must I would prefer to pay it off quickly on a shorter loan

Hello my name is Lawrence I live in ft Worth Texas I'm 24 I want to start investing in real estate while I am young I'm looking to buy with a loan rental properties and holding them to build equity over years cash flow for income isn't important to me as I still work and plan to for the foreseeable future is this a viable strategy
