I’m starting my career in real estate and I’m wondering what are some habits that I should be consistent at to improve my craft?

Are there certain News Channels I should always have on?

Is it worthwhile to map out my own city?

Is there somewhere I can go to check the real estate market of my own city?

The older I get the more I see myself always looking into the past for answers. By that I mean I look at reviews of reality. By the time it gets to me it’s already happened and everybody at the front is already somewhere else and those reviewing it are busy reviewing it.

How do I start living in the now when it comes to analyzing my own real estate market?

I think if I bought a snowblower for a tenant and it got stolen, I would buy a new one and give the tenant the benefit of the doubt. If it gets stolen again I'd probably get another one and start to be a little suspicious. If it gets stolen again I'd then start to resort to legal measures.

Is there any type of strategy that works out for all parties in which the seller sells the property at a discount, the house is fixed and then resold to the owner to lease it to a tenant?

I have a seller who wants to build a duplex, but can't secure a construction to permanent loan due to COVID. So I'm wondering if the property can get into the hands of someone that can build it and then revert it back to the initial owner for a profit? The owner would get his investment property, and the flipper would get the buy-back profit.

Hello community!

I'm a wholesaler in San Diego and I've received a response from my direct mail campaign in Miami, FL. Although he's not wanting to sell, he would like for me to refer him to a construction contractor. Is there any way for me to capitalize off of this?

Here is is exact response:

"I want to be frank and upfront I am not interested in selling my property at all. I am interested in building a Duplex and creating an investment property. I would like to know if you have any Construction Contractors that you can recommend? This will be my first investment property experience and I would be grateful for any advice or connections."

Of course I appreciate all of the advice and referrals!

Hey Ashley, San Diego is full of people involved with real estate so there is always some type of event going on whether it's a virtual room or in person. I would suggest looking at the "meet up" app and looking for real estate investment groups.

Hello all!

I am a beginner level wholesaler in San Diego and am working on trying to get my first deal. Currently I’m being helped by an agent/professional wholesaler who has been extremely helpful!

I’ve referred to him as a partner in this deal and I’m wondering if/when we get this property under contract (fingers crossed) what would be a fair split?
