Hi Maiane,

For the record, i can wait until i can ask these questions myself. Just speaking from my opinion and experience, i think either way in your case, could be of great benefit to you. But, If more people are renting in your area, you live in or near a metro area (maybe your target market is in this area) or If your objective is to scale from a small operation to a mid to larger team i would say go with multi because the opportunity of 10x'ing your cash flow and capitalizing on rents in the city. 

You may not need to save for this either if you already have equity in another property. If this is the case pulling from that equity to put down on your next purchase could save the cash you have on hand to go into forcing appreciation in your single family homes.

Congrats on properties you already have in your portfolio, I'd love to hear about how you choose to move forward on this, Carpe Diem!!

Hi Darian, 

I find that going out D4D and looking for active project sites and then logging those properties to later skip trace to build my buyers lists.

This ensures that you are speaking to active buyers and also gives you insight of where and what said buyer may be buying in your city. 

Pro-Tip- If you find any LLC or Trust youve pretty hit that jackpot, most everyday folk will not buy a property and place it in the name of an LLC / Trust or another entity. These buyers are more than likely to have more than one property and in that neighborhood too. Creating a relationship with them can make the quality of your buyers list to be prime.

Hi Alessandro, 

I think this is a great plan of action to take! A month's time is plenty time to cycle through this list but because for now your list is not a large list adding into a drip process that includes to those who do respond (yes or no), and maybe send a postcard to check in reminding them you are here especially if things have changed.

Take action though as you plan you are only one call away
