I’m just about to start mailing out yellow letters and the cost of the stamps is killing me. Is there a way around that? A lady at the post office even suggested that maybe I should invest in a mailing address label maker. What are your thoughts on that?

I own over a dozen 1-3 families in Essex, Union, and Hudson County.  I would just suggest that if you're a new buyer in a town, go into the city hall and ask all the requirements to obtain a CO, along with permits, costs, inspections etc.  Newark zoning has become very tough, so be careful there.

I am also looking for 6+ unit multi-family in those areas that either have decent yields in place or upside.

Hi Eric, I’m a new investor and I intend to buy in Essex County. You mentioned a permit to buy a CO. What exactly is a CO?

A CO is a Certificate of Occupancy

Most vacant homes have been deemed unlivable by the city and require certain repairs be brought up to code before anyone can legally live in the property.

 Thanks Brian

@Lavaud Charlemagne, looking forward to meeting you.  Your ticket will be waiting for you at check-in at the Marriott La Jolla the night before the event!

Thank you William. Looking forward to meeting you too.

@Lavaud Charlemagne Looking forward to meeting you there!!! I think you can reply to the email that sent you the confirmation. The tickets aren't physical so you don't have to print it. When you get to the event, you will check in with identification and they should have your entrance packet ready. @William Allen please correct me if I'm wrong.

I’m looking forward to meeting you as well and thanks for the prompt reply.

@Arianne L. congrats on your success. I just bought my ticket online but I haven’t received a link to print it and they don’t have a contact number on their website. How do I reach out to them? Thanks.

I’m a new R.E agent and have managed to save some capital. I’m interested in getting my first MF in northern Jersey (I currently live in West Orange). Please provide info to the meet up in case it’s happening.

Thanks

Thank you for your suggestion Brianne. You are one of many to recommend the MacBook Pro.
