@DaVon Nelson Hello I'm a Detroit Native and work in the city as a General Contractor. I know the ins and outs of the Eastside of the City and can provide assistance and or services regarding the area. Detroit is very difficult to navigate as some neighborhoods vary from street to street. Feel free to pm with specifics.

@Jivonna B. The discount is for City of Detroit worker's and their families (Emergency Responder's, Educators, Library Dept., ETC). They provide 50% off the sale.

@Jivonna B. Hello not sure if this has been answered or not. This rule only applies if a discount has been used to purchase the property. I don't believe there is a work around as it is recorded with the Wayne County Register of Deed's and is actively monitored when searching title. They charge 75% for a sale within the 1st year and the percentage reduces as time goes by. So only way around that is to not use a discount. If they didn't I believe they are misinformed and should call the Detroit Land Bank as this does not apply to all of their properties. Hope this helps!

@Chris Schoonhoven Hello Chris, my name is Lavance and I am building a company under the name Raising Detroit. I have 6 years of experience in several areas of home renovation. I have been working with investor's in Idaho for the past 8 months rehabbing duplexes on Detroit westside and have recently ended this relationship (which I am happy to discuss). I live in Macomb County and work in Detroit (former Detroit resident) so either location is fine. I would be happy to use your forms or send you mine and walk through the property and take account for what needs to be done to get it rent ready. Feel free to contact me if you are interested. Good luck on your journey!

Post: Why so many Quit claim deeds in Detroit?

@Tiffany Grant I'm in the Detroit market and quit claim deed's are used to avoid the fees of a title company. They are also commonly used when there are lien's, mortgages, or money owed for taxes and a warranty deed cannot be obtained without these things being taken care of. This is generally only done on cash sales and prevent the buyer from having added expenses until they decide to do something with the property. Many homes are in a state that no bank will give a conventional loan so it tends to be a benefit to acquiring a property and making necessary updates or repairs to get it habitable again. As an investor always check the title with a company and consider title insurance. Everyone doesn't always own what they are trying to sell in Detroit. There also may be additional owner's. Good luck!
