First I want to say I'm not looking at buying a property next week (or month), but I am looking at the future.

Nevertheless, I'm looking at two directions for my next move.

I can stay with rentals and trying a SFH, or attempting a rehab.

With a rental I will have more experience with it as I've just closed a duplex. My experience will further myself down that road. I'll have cash flow and build equity.

On the other hand, I can go for the chunks of change that rehabbing can facilitate. I view myself as a quick learner. I have a lot of learning to do, and optimally I would find a partner, either full and partial if I can find a mentor/coach with whom I can learn from flipping a property or two. A higher real estate IQ is required, but is doable with some knowledge.

A third one could be a combo: buy a rehab duplex and fix it up to do either. If it's not horrible, I could even live there will (quickly!) rehabbing it. In any event, I view my first flip or two as learning and on the job experience.

Living in Cincy, or Columbus for me, isn't too small for a supercar. I wouldn't drive up to a rental in it, but I'd definitely rock a Ferrari. Although those things are poor investments (however, at that level they may actually be investments), a goal of mine is having the means to purchase them.

After all, I want to work hard so I can afford nice thing.

I know there's a filter connected to the main line that decreases flow. Although the inspector mentioned taking it off, because of your suggestion I might keep it attached.

1. I have them signed for a year. I suppose that could be a beginner's mistake. Like and learn I suppose.

Update:

I closed my property today! I'm much more excited than what I thought I'd be. Again, I viewed whatever happened as a win-win in which I'll make the best of the situation. I'm glad I closed it for three reasons: I have equity/property I can use in my advantage in the future; I have a property, so I'm not a person who talks about doing something but who never does; and my relationship with my agent. That last one is important because I view him as an asset who can help me. Of course he has self-interest as well, but his knowledge and contacts have proved to be helpful.

Yeah, I'm pleased with Columbus. And there is development in the 'burbs as well, so if you're into that, we also cater to you. (How do you like Columbus? I've often heard that people think Columbus is just another MW city, but realize it's a really cool place to hang out, that really isn't MW at all.)

Ultimately, I identify myself as an entrepreneur. Why? I think about creating systems and structure.

I think about what businesses I can start, and how I can organize them to facilitate it. I want to be CEO and work on my business, instead of working in it.
