There's definitely a few things to note since you are residing in Europe, most of the investors we work with that live over there do put it in an entity but there are a few details for how that would work since you aren't necessarily local. We are exploring the possibility of purchasing an investment property in Florida. As U.S. citizens residing in Europe, we are required by the local tax code to hold the property in our personal name. However, our research indicates that many DSCR lenders require Florida properties to be held in an entity.

Are there any DSCR lenders that offer loans for properties held in a personal name?



We are looking to purchase a 4-bed, 2-bath new construction in the $400k price range with a 25% down payment.

I, Noah, tried the lender finder. However, every time I fill in the purchase price and down payment, I get an error saying that lenders won't finance under $75,000. However, the price I enter is between $400,000 and $500,000 with a 25% down payment, so that doesn't seem to work. My wife has a pro account and experiences the same issue.

We are looking for a great lender, preferably in the Tampa area, for a DSCR loan. Who do you recommend?

New builds in Florida are a smart option because they will have much lower insurance right now, but that also means the cash flow will be lower and appreciation stunted for a while. So, you would be buying a long-term asset in a great area. Do you plan to use the property at all, and STR it, or just buy and long-term rent it out? DSCR is going to be high right now, but if you buy a strong asset, let it marinate, rates come down in 2 years, rents go up, you could be in good shape.


 Thank you for your reply. We want to keep it as a long-term rental. 

We currently reside in Europe and are considering purchasing our first investment property in the US, particularly in the Tampa area. Given our distance, new construction appears to be a promising option. We like the Wesley Chapel area and are contemplating acquiring one or two 4-bedroom, 2-bathroom properties in the $400,000 price range. But even with a 35% downpayment it’s difficult to find properties that yield positive cash flow.

We strongly belief in the potential for appreciation in this area. What are the concessions currently being offered by builders and the possibilities for rate buydowns in the current market? Due to our lack of US income, a DSCR loan appears to be our sole viable option. Our credit score stands in the low 700s. Any guidance or advice would be greatly appreciated!

We are considering investing in a new build in the New Tampa, Wesley Chapel, Zephyrhills area, and I’m currently crunching some numbers. What can we realistically expect from a builder in terms of closing cost assistance and/or rate buy-down
