I was wondering in your experience, how does the FHA loan process work and what are the criteria for approval typically involved?

Eric Hernandez At very minimum, FHA is going to require around 3.5% down, plus you need to think of closing costs, agent fees, insurance, taxes, and cash to cover vacancies.

Christopher Shelby Even with an FHA loan, is it really likely to get improved with no income? I realize the down payment is normally incredibly low (3.5%), but do you know about the rest of the approval process? I ask because I have never used an FHA loan and I don't know if I could get improved. I'm a law student but my fiancé has a fairly lucrative career, but since we aren't married yet, would I be able to get approved without income?

@Gabe C. Thanks! Will I be paying a real estate agent a monthly fee to set up MLS alerts for me or do they do this free of charge? Keep in mind I'm coming from the legal field and that all holy billable hour ;)

Hello All,

I believe this question to be about the most basic as it gets. Where do you find the best, most up to date and accurate listings for potential investments? Are websites like Zillow, Trulia, etc. worth looking at? I'd love to get some insight on how you cast the broadest net possible in order to view all potential deals out there.
