Right now eyeing a single family home, but if that doesn’t go through open to others as long as it’s a good deal.

What banks/ companies are more likely to give mortgages for investment properties? What factors are they going focus on the approve the deal?

@Richard Sherman, thank you for that. Would the auction company have this information?

Can a home that is brought to auction by the owner or even a bank have a title lien still against it?

How/ where could I check to make sure things are smooth before attempting to bid on this potential deal?

When scouting for deals, what factors are you looking at to identify if it is a good area to invest? Example: Population, recreation activities, neighborhood, city/ town, businesses, etc.

Where is a good place to find landlord- tenant laws?

We are looking for deals, but the question comes: should tenants pay for utilities: mainly electric & heating oil or would you have the expenses calculated in the monthly rent? We bounced this back an forth but need some other opinions.
