Thank you @Randall Alan for sharing the advantages of having multiple exit strategies and a lower risk from an occupancy perspective. On the repair side, I can see how this could be exacerbated or minimized by the condition of the properties purchased. Great thoughts.

Hi BP community, I have 100k to invest in rental property. Let's assume I am not going to live in this property and it will be managed remotely.

What are the advantages of:

1. Buying 1 property (multi-family or single-family)  
2. Buying multiple properties of lesser value (multi-family or single-family)

I'm looking for insight beyond the upfront work of getting financing, finding, and purchasing the home, as well as ongoing work such as more tenants resulting in more issues to resolve, relationships to keep, chances for a headache, administration, and accounting.
