Hey Rhett,

I'm not  huge fan of umbrellas because the insurance companies I spoke with said I'd have to put my personal assets (cars, home, etc.) under the umbrella too and I don't want to mix personal and business. I also don't mind paying for entity formation of it's done well, protects my assets and benefits me during tax time.

Anyone have an attorney they trust that is competent in creative finance (subto, seller financing)? I'm looking to set up my business entity (LLC, Series LLC, etc.) and also use the same lawyer for future creative finance deals. I definitely want an attorney that has experience in this area to make sure the deal is structured properly.

Thank you so much for the detailed and thoughtful reply to my question. I really like your strategy of using process of elimination rather than selection as I was feeling overwhelmed with evaluating all the locations I had listed to look through. I knew there had to be a more efficient way. I look forward to using the method you outlined.

I plan on buying my first rental property this year and my next major step is deciding on a market. I have a list of websites I will use for market information, but wanted to see what sites other investors swear by. 

What are your favorite websites for market research, especially for a new investor?
