My tenants in a SFR are a retired couple, in their 70's. They signed a 1-year lease last April and have expressed interest in renewing (yay!). They want to change the lease this time to include "an escape clause in the event of needing to move because of a medical event with 60 days notice." In theory, I have no problem with this because 60 days is quite a bit of time. In reality, though, how would we define a "medical event"? Why even sign a 1-year lease if they can leave with 60 days' notice?

Any advice you can offer is appreciated. Thank you.

Hi all, thanks in advance for any help you con provide. Has anyone has ever broken St. Pete down into A, B, C, D neighborhood classes? I THINK I'm interested in B and C for my next rental.

I have a clause in my lease that anything under $75 to fix is the tenant's responsibility.

Hi all, this thread has made me curious about something. I have always assumed that people who rent (especially an SFR for multiple years) either A) have bad credit or B) are unable to save money to buy a home. Now I'm wondering if finding someone with decent credit and enough cash to theoretically buy a home with an FHA loan (my tenants paid me $4500 for first, last and security up front) is a real possibility.

It seems you'd either get qualified tenants (who have good credit and cash) that stay for a short time or lesser qualified tenants who stay for a long time because they basically have to. What's your experience?
