My goal is to become a syndicator. I’m currently building my relationships with potential investors, agents, and lenders. As I continue to look for deals, I’d like to keep in contact with the potential investors. I thought a monthly newsletter would be a good way to keep them interested and updated on what I’m doing.

I’m looking at investing in a duplex in Palatine, IL. Wondering if IL is in general more of a landlord or tenant friendly state and approximately how long it takes to evict if necessary.

@Dmitriy Fomichenko Thanks for the info! This is very helpful. I'm in the process of reading the Beginner's Guide and I've been listening to BP podcasts weekly. Learning a lot and getting very excited to find our first deal. Need to start connecting with others at local meet ups. I'm interested in Solo 401k, I'll look you up! Best of luck to you as well!

Hi Everyone, my name is Lauren Dwyer.  I am an Asset Manager for LIHTC investments during my 9-5, however, working towards building an investment portfolio of my own. My husband @Patrick Dwyer and I are interested in expanding our network so we can begin investing in our own MF units (buy and hold). We are also interested in investing with syndicators. My husband found BP a few months ago and we are now obsessed! Our goal, like many others, is to gain financial freedom. We want to achieve this within the next 10 years.

I love reading about self-improvement, real estate and money. I love being in nature, doing yoga, hiking, skiing, paddle boarding and spending time with my family. I have a son (4) and daughter (1.5). We moved to Colorado in 2015 to start living our dream.

If I were to finance a MF deal with an FHA loan, do you have to live in one of the units for a certain period of time?

Thanks for you comments and advice @Jeff Bridges! This would be a financed deal; 25% down, 75% loan. I did not factor VL or PMF because his parents are planning to stay there for at least the next 5 years, possibly longer. However, that being said, at some point they will move and we will either sell or have some VL for a period of time. I factored in 5%, and also stress tested with an HOA of $450. This cuts my annual CF to $1,680 and CCR of 3.5%. I don't anticipate needing a PM b/c we have family that will help. Feels like we may pass on this deal...
