Thanks to everyone for the advice. Ended up storing all her belongings in the basement just in case she ever reaches out but got the apartment cleaned and rented out within a couple of weeks! Appreciate all the help!

It is in West Orange NJ and the program paid the year upfront.

Hi Everyone,

I recently bought a few properties that were fully rented with Section 8 SODA Program tenants. I have been in constant communication with a tenant who has no been living in an apartment for work reasons... OK but her lease ran out today after trying for the last month to figure out if she wants to remain a tenant or not. She is not responding to me after many attempts from different numbers...

She has some items in the property but more or less empty. Clearly doesnt live there nor has been in since I purchased the property 3 months ago...

(As a note she is a NY SODA program tenant living in NJ - Paid in full by program but hasnt utilized and still lives in NY..)

What are my next actions?

All help appreicated.

Thanks! The rental agreements look good. I found out it is called the SOTA program by NY State. They pay the first year upfront and it is a program to get people on their feet then they are responsible for payments after year 1.

Large multi-family (5+ units) buy & hold investment in West Orange.

Purchase price: $720,000

Recently bought 6 Units as my first major investment with a partner. Section 8 too so 5 out of 6 units had the years rent paid upfront.

What made you interested in investing in this type of deal?

I have 1 other multi family unit and wanted to expand.

Real Estate Agent, who was looking for 3 units and found this great deal.
