@Gregory Stanley Thank you for your response. I will PM you the details of the contractor. I hope we can find this person and get justice, even if it is a different person. Taking advantage of people is a sad thing. I will also look into the Alabama Tax Lien Associate for wholesale opportunities.

Hi Everyone!

I hope you are all safe and healthy. Right before our current pandemic struck, my business partner and I invested in a tax lien which was transferred to us. Our plan was to hold the tax lien and possibly rent it out after proper possession. However, we were COMPLETELY misguided by a contractor who said he would help us with possession and rehab of the property (whom we paid a substantial amount of money to-our first mistake), and he has not returned our calls, texts, or emails since then. Since then, my partner and I have decided to not invest any further into this decision as we are not comfortable with traveling due to the pandemic and have lost local contact in Alabama (Birmingham). Does anyone here have any guidance on what we can do next to sell/transfer this property to another investor? Or what our options are? I would truly appreciate any feedback.

@Kyle W. Wow! Thank you for all of the information. I did understand how the bidding process works. However, I was not aware of all the intricate details, subsequent tax lien holders, etc. It sounds like this is too much work and risks, which I am not willing to take on as a starting investor. I would need my cash to be more fluid than what you have explained. Maybe when I have more cash and can afford to have it sit for 3 years at a possible >5% then I can come back to this idea. I appreciate your help!

Hello everyone!

I am looking for feedback on tax lien investing in AZ. I went on to the Maricopa County website and realize they have an auction coming up in February 2020. The site has already opened for registration and you can preview the sales. I looked at several properties and they seem to be occupied. I have several questions I'm hoping someone can help me with. 

How would we find out if they are occupied by owners or renters? Also, if they are renters, would we simply take over the rental income? There were some that were vacant. I know in some states (like AL) you are able to rent out the property as soon as you purchase the tax lien. Does anyone know if it is the same in AZ? I would appreciate any feedback before I make bidding decisions in Feb. I plan to start with low percentage bids just to get some hands-on experience but would appreciate any feedback.

@Denise Evans or @Rob Roebuck, or anyone else, I realize that in AL once a tax cert is purchased, we can rent out the property (provided it is vacant). I am concerned, though, about the process for the new tenant of the property is redeemed. Would we have to provide the new tenant with a notice? That seems rather harsh. Also, is AL the only state that allows a property to be rented out by the tax lien holder?

@Denise Evans Wow! Great information there. I was completely misguided on that. I thought if you have a tax lien for 1.5 years and owner redeems, you would get the $1200 +12% interest. Thank you!
