Post: finding a broker who will give1.5% of the purchase price to the buyer

I am a broker, and have negotiated more than 140 short sales. Most of the short sale approvals have verbiage such as this (see below) in their arms length affidavit. Everything in the transaction needs to be shown on the HUD. You should be ok with the broker contributing towards your closing costs, but the final HUD might not be approved if you are receiving money back. Some brokers might do something outside of escrow or ???

Neither the Seller(s) nor the Buyer(s) will receive any funds or commission from the sale of the Property. The Seller(s) may receive a payment or incentive if it is offered by the Lender
and/or Servicer. Any incentive payments will be paid at the time of closing and will be reflected on the HUD-1 Settlement Statement.
