So I was also considering cashing out some money from my 401k to pay for the 18% down payment?

I know that I will have to pay a 10% penalty and income tax on the withholdings.

I've been thinking lately that my money would be better invested in rental properties like this than the stock market.

What do you think?

Seems like the credit card idea is just stupid and I'm missing some important expenses. 

The major issue is the real asking price for this place is $299,000. I was planning on trying to negotiate this guy down.

I think even after the 25k price drop it will still not be workable.

The real estate in the area is just overpriced. 

May try looking in the Hagerstown MD area for a cheap starter.

What do you think about using a 0 interest credit cards to cover the missing down payment

Then use the cash flow to pay off the card?

I'm coming to the conclusion that I just need to save a little more money before I get started.

I may consider it for a house hack but like you said the PMI needs to go.
