I've been slowly acquiring properties over the past 15 years and am ready to branch out into larger multifamily. I've been searching the MLS and Loopnet. I'm probably not getting all the properties out there and not finding any 'deals' either. Any recommendations of websites to scour would be appreciated!

I've been using Cozy for 3+ years and love it!

I highly recommend T Rowe Price. I set one up on my own and it took about 3 hours and 2 phone calls. Easy to manage and no fees.

After 4/25, did you have a new primary residence? If so, I would be assume (not a tax expert) the home would turn into an investment property on 4/25.

@Kim Meredith Hampton Thanks! I should have specified that the seller is using a property manager and we reviewed the agreement and it's look to be about $15K per year. It is typical that they wouldn't disclose this in the OM?

After investing in duplexes and triplexes, I'm moving in 'apartment' building investments. I'm in contract on a 6 unit apartment building and received the actual expenses today. While comparing the expenses presented in the OM and the actual expenses, I realized the seller didn't include the property management fees in the OM. Is this typical?

I ask because I'm going to go back to the seller about some other expenses that were understated and want to know ahead of time if this was perhaps an oversight on their part or pretty typical.

Scenario: Seller can't produce a lease agreement, tenant signs Estoppel and is month to month. Buyer is comfortable with month to month.

Question: Do you have the tenant sign a new lease at COE?

We use Cozy and have found this to be very simple for us and the tenants. Once setup, it's also a nice tool to advertise for rent.

We are looking for a CPA to advise throughout the year as well as do our taxes. My husband is a Realtor, we flip properties and we have a few rentals. Specifically, we are looking for someone that is located in San Mateo County. Thanks!
